Electrical planning and installation for new and legalized secondary suites: capacity, suite panels, wiring, alarms and permits, across Toronto and the GTA.
Ontario now allows up to three residential units on most residential lots with municipal services, and Toronto permits both laneway suites and garden suites. Whether you are adding a basement apartment, building a garden or laneway suite, or legalizing an existing unit, the electrical system has to support two or three households safely.
We plan the electrical side with you and your designer or builder: a load calculation, the right service and panel arrangement, wiring for the new unit, interconnected alarms and the ESA notification. In business since 1996, North York Electrical Inc. is an ESA-licensed (#7011426), insured and WSIB-covered electrical contractor.
Two or three households use more power. We check whether your service can carry the suite, or whether it needs an upgrade.
Often a service upgrade and a separate panel for the suite. Separate metering, if you want it, is arranged with your utility.
Circuits for the kitchen, laundry, heating and cooling, lighting and outlets, to current code.
Smoke and carbon monoxide alarms as the codes require, generally interconnected between units in homes with a second unit.
A separate panel for the new unit, placed where the occupants can reach it.
Underground feeders or separate service arrangements for detached suites.
All the circuits a complete unit needs, wired to current code.
Hard-wired, interconnected alarms between units where required.
Yes. We wire new basement apartments, garden suites and laneway suites, and update the electrical system when legalizing an existing unit.
Often, but not always. A load calculation tells us whether your existing service can carry the extra unit. Many older homes with 100 amp services need an upgrade to add a suite.
Separate metering is possible in many cases, but it has to be arranged with your local utility and affects the electrical design, so decide early. We can coordinate it as part of the project.
Usually with an underground feeder from the main house to a panel in the suite, or in some cases a separate service. The right option depends on the loads, distance and utility requirements.
Yes. A secondary suite needs a municipal building permit, and the electrical work needs an ESA notification, filed by a licensed electrical contractor. NYES is ESA-licensed (#7011426).
